You DO realize that Ufotable is an ANIMATION company and it ISN'T Type-MOON?
Ufotable is making the new Fate/stay night anime, and Type-MOON is working on a Tsukihime VN remake.

Of course I do, however, Type-Moon would likely have to spend time on ensuring the quality of the anime, make sure the manuscript is right (if not writing it themselves), et cetera et cetera.

It's a completely new story that's merely using Fate/stay night as a stepping stone.
